Villa Location

Villa Laksmana is situated in Candidasa, lays on the South East Coast of Bali at approximately 60 km from Denpasar. It is a nice, small, cosy and quiet tourist village far away foam the hectic Kuta and Sanur areas.

The beaches are white and there is a splendid coral reel for diving and snorkeling. Lots of small shops, bars, restaurants and some international hotels guarantee the necessary entertainment.
Villa Laksmana is situated on a site bordering the Indian Ocean. On this site 4 more villas are build. Each villas has its own private pool.

The garden of the total estate measures 5.500m2 and is laid out in a parkland style with lots of flowery plants and tress but still secures the privacy of separate villas.
The estate has a wall on three side and a private drive with Angkul-angkul (Balinese gate) give access to the estate and the road to the village. To the villa of Candidasa it is a 200 m’s walk.

The estate has its own water supply and is connected to the electricity network of Bali. The well trained staff takes care of garden and pool maintenance, does the house hold, takes care of your laundry and ironing and carries out small technical works.
In the afternoon, evening and night security personnel is watching over you.

The interior of the villa and guest houses in modern, sanitary in marble and fully furnished with quality furniture.

Transport to and from the airport or any other destination in Bali can be arranged for you.

50% of the rent is due at undersigning of the rental contract.

Villa Nyaman – Seminyak, the 4 bedroom villas cover an area of 570 square meters. These villas are surrounded by a private garden with a swimming pool of 92 square meters.

Immediately upon entering the villa visitors enter a vast living room of 75 square meters that leads off to the first bedroom. Complimented on the one side by a fully equipped American fitted kitchen with a large worktop of beautifully carved local stone and open to the garden.

Opposite to the landscaped garden the 2nd and 3rd bedrooms are located of 25 square meters each with private dressing room of 10 square meters and a semi open-air bathroom.

Once more the large bay windows give great luminosity and views to the garden and pool.

The dominant colours are mole – beige – natural cement… and the omni presence of noble materials such as leather, flax… velvet bring a timeless elegance and an undeniable luxurious style : leather armchairs, tables in purple wood, mother-of-pearl lights…

Villa Nyaman – Seminyak, the 2 bedroom villas measure 25 square meters per room and have a total surface of 500 square metres including the garden.The building opens completely onto the private garden that has 2 bedrooms on either side of the large open living room – 75 square meters – with its signature high ceiling and an American style fitted kitchen. Villa Terms – Conditions:

• The rates are per night per villa.
• All payment must be made in US Dollars
• Additional beds and roll-away beds can be arranged for additional charge of USD 35 net per person per night.
• During the Peak season periods is required to book entire villas bedrooms.

Minimum stay required:
Low Season : 3 nights, High Season : 7 nights, Peak Season : 10 nights

Villa Capacity:

We strictly observe the villa capacity policy. For example: the two bedroom villas maximum occupancy is 4 persons. The three bedroom villa maximum occupancy is up to 6 persons and entire bedrooms is ideal and comfort to accommodate 10 persons. If you wish to have additional guests or function at the villa should be informed in advance to villa management otherwise the booking will not be accepted prior confirmation.

Check-in / Check-out time:
Check-in time : 14:00
Check-out time : 12:00
In cases there is no other booking for the same day, the Management may extend the check-out time until 15:00. Late check-out until 18:00 is subject to availability with additional charge of 50% from one night villa rate. A full one night rate will be applied for check out after 18:00.

The Terms and Booking Conditions:

• A 50% deposit from the total rental value is required due to secure the booking.
• Deposit must be received by the villa within five working days after the relevant invoice has been sent and otherwise the booking might not materialized.
• The payment should be in US Dollars
• The balance of payment is required to settle at 30 days prior arrival date for low season booking, 45 days for high season and 60 days for Christmas/New Year bookings.
• The reservation to be confirmed when the payments is received by the villa.
• For last minute bookings (within 1 week or less) then full payment upon arrival in cash is acceptable.

Cancellation Policy:

• Deposits will be refunded in full less USD 250.00 if the reservation
  is cancelled 61 days or more prior to arrival (91 days for Christmas/New
  Year bookings). In the event a reservation is cancelled less than 61 days
  prior to arrival (or 91 days for Christmas/New Year bookings) the deposit
  will be forfeited.
• Notice of cancellation must be received by the villa in writing.
• Final payments are non-refundable.

Liability:

• Be aware that all clients villas will be asked to sign a waiver of
  liability and a credit card authorization form which will allow the villa to
  charge the card for damages and any additional charges that the clients incur
  whilst at the villa.

Villa Ben is a secured complex in the village of Umalas featuring three contemporary styled units designed to anticipate the holiday needs of today’s savvy traveler. Each identical villa has three bedrooms to accommodate a family or a group of friends.

Villa Ben can be rented as an individual unit or as a whole complex with a total of nine bedrooms for up to 18 adult guests. There is also ample parking space for several vehicles making it an ideal retreat for domestic guests choosing to travel to Bali by car.

Seamless Living

Villa Ben has been inspired by tropical design where the swimming pool and a decorative water wall is the focal point of each unit. Structurally, all rooms have sliding doors that open wide to embrace the outdoors and create a seamless living effect.

An open-plan living space overlooks the pool and features a dining table and a galley-styled kitchen facility. A customized sofa with bold red cushions is complemented by exotic pieces of local artistry.

A cleverly concealed service area runs along a narrow passageway at the side of each villa unit. There is a second kitchen for the out-of-sight preparation of meals as well as staff quarters, a laundry and a small bathroom.

Restful Ambience

There are three bedroom suites all located off the living space. Each has a clean-line décor and a double bed for comfort. Red scatter cushions together with a bedside lamp in the same shade add a splash of color to this minimalist setting.

Two bedrooms have a lavish en-suite bathroom for spa-styled bathing indulgence with twin vanities, a separate bath tub and rain shower. The slightly smaller third bedroom, which is suitable for children, has a bath tub with a shower head attachment.

Tropical Relaxation

A compact outdoor environment incorporates a swimming pool edged by a timber deck. An aesthetic water wall flows continuously to cool the entire compound by several degrees. A pair of lounging beds is positioned at one end of the pool to catch the sun.

There is also a modern interpretation of a Balinese pavilion tucked neatly into a corner of the garden. Fitted with Villa Ben’s signature red cushions, it is a shady spot to stretch out with a book, enjoy a nap or take pleasure in a massage treatment.

Serene Location

Located in the village of Umalas, Villa Ben is surrounded by the cultural traditions of Bali. It is essentially a semi-rural area with productive rice terraces and strong community values. Umalas is the perfect place for some well-deserved relaxation.

Despite its serene surroundings, Villa Ben is just a 10 minute drive from the shops, restaurants and nightlife of Seminyak. The property is a strategic base from which to explore Bali at a leisurely pace. The airport is approximately 35 minutes by car.

Villa Kunang Kunang does not have a swimming pool. This was a conscious decision to prevent using chemicals that are harmful to humans as well as the land.

A shady restaurant pavilion surrounded by manicured lawn, swaying palms and a vegetable garden caters to all culinary needs. It serves a healthy menu of organic cuisine and light refreshments throughout the course of the day. All produce is either grown on site or purchased locally from those who practice sustainable farming techniques.
